What is a measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they move around the property, they observe the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed sketch showing the total square footage of the house and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Property taxes

Property tax records often reflect the wrong square footage because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more square footage than you have! Unless a certified appraiser has executed a recent appraisal or measurement service on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting a property on the market

A home floorplan service will ensure that you're paid a fair price for your property. Area is one of the most important elements potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a recent appraisal or home measurement service completed by a certified appraiser (after any updating that may have affected square footage).

Material for agents

To ensure that your client's property sells at a price that correctly reflects true market value, we recommend asking for a floorplan service for the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tactic for getting potential buyers interested because they can view the layout and attributes of the home before and after a showing.
